Hawthorn & Co is an independent, owner-led hybrid estate agency based in Harbury, working across Southam, Warwick, Leamington Spa and the surrounding villages. Our hybrid model combines the personal service and local knowledge you would expect from a traditional estate agent with the flexibility, technology and modern marketing of a more progressive agency. It means we are not tied to the limitations of a traditional high street office, allowing us to spend more time where it matters: with our clients, at their properties and actively managing their moves. The business was born out of frustration. After experiencing the process first-hand, we felt that too many estate agents had lost sight of the basics. Poor communication, rushed advice and a lack of care had become far too common. We knew there was a better way to help people move. From day one, our focus has been simple. Do the fundamentals properly, communicate clearly and treat every move with the care it deserves. We deliberately take on fewer properties so we can offer a genuinely personal service. Clients deal with a small, bespoke team from start to finish, rather than being passed from person to person. That consistency means better advice, stronger accountability and far less stress along the way. Marketing is a big part of achieving the right result, but only when it is done properly. We invest in premium photography, thoughtful cinematography, drone footage where it adds value and carefully written descriptions that show buyers how a home feels, not just what it offers on paper. Every property is positioned with intent, rather than rushed to market with generic content. Alongside strong presentation, communication is where many moves succeed or fall apart. We keep things clear, regular and human. Whether that is through our own app, WhatsApp updates, phone calls, emails or face-to-face conversations, clients are never left wondering what is happening or what comes next. Being a hybrid agency also gives us greater flexibility in how and when we work. Property does not operate neatly between nine and five, and neither do we. Our approach allows us to be more responsive to buyers and sellers while still providing the hands-on, local service that sits at the heart of Hawthorn & Co.
